A self-employed person can apply for a Bulgarian housing or mortgage loan. There is no statutory formula, however, that requires every bank to recognise the same share of turnover, profit or dividends. The lender assesses creditworthiness and may request evidence of the source and amount of income together with further documents. The Bulgarian National Bank's borrower guide gives an annual tax return as an example of income evidence and expressly notes that the lender may refuse after its assessment.
The safest order is therefore to obtain an initial assessment based on the income you have actually declared before risking a non-refundable property deposit. Business turnover, accounting profit, social-security income and personal disposable income are different figures. Do not assume which figure a bank will use or what proportion it will recognise.

A freelancer, sole trader, partner or owner of a company, company manager and person paid under civil contracts do not necessarily have the same legal or income profile. One person may receive remuneration for personal work, management pay, dividends and rent at the same time. The lender needs the precise source, not only the total.
Prepare a short, verifiable explanation: the activity producing the income, the legal basis for payment, where it was declared and the account into which it is paid. If income comes through a company, distinguish company turnover from the amounts you have actually received as an individual.
Public documents do not provide one common checklist dedicated to self-employed applicants. They do show that banks consider evidence beyond salary and that the final document set is individual.

The table is not a ranking and does not promise approval. It records only what was public on the stated date. Precise look-back periods, recognition ratios and further evidence form part of internal assessment or an individual offer and must be confirmed directly.
Begin with records that actually exist for your type of income. These may include filed annual tax returns, contracts, accounts for a connected company, bank statements and public-liability documents. Do not send the same arbitrary bundle to every bank. Ask each lender for a written, individual list because public checklists are general and allow additional requirements.
Check that the records tell the same story. The contract should explain the payment, the tax return should reflect the applicable income and the statement should make the money traceable. If there is seasonality or a large one-off receipt, explain it with supporting evidence instead of expecting a lender to treat it as recurring monthly income.

For household loans secured by residential property in Bulgaria, the BNB has applied three principal limits since 1 October 2024: loan to collateral value of no more than 85%, debt-service payments to monthly income of no more than 50%, and a maximum term of 30 years. The total approved amount of deviating loans in the current quarter may not exceed 5% of the total gross value of newly granted or renegotiated loans in the previous quarter. These are regulatory ceilings, not an entitlement to credit. A bank may set a lower loan, require more equity or use a shorter term after assessing creditworthiness and the property. For a self-employed applicant, the practical issue is the monthly income the particular bank recognises under its own method.

If the contract price exceeds the value accepted by the bank, or the legal review identifies a problem, the initial income assessment neither funds the gap nor removes your contractual risk with the seller. Ask a lawyer to review what happens to money already paid if credit is refused, reduced or the property is unacceptable. Do not assume that a protective condition exists unless it is written clearly.
